The East-West Highway and the Koshi Highway meet at Itahari Chowk. Buses heading across the country pass through. So do people travelling north to Dharan and the hills, or south to Biratnagar and the border.

And the city keeps growing. Itahari had 143,786 people in 2011 and 197,241 in 2021, according to census figures. That’s more than a third bigger in ten years.

A fast-growing city at a busy junction creates two kinds of customers. People who live here. And people passing through. Smart businesses market to both.

A highway restaurant and a housing project both sit in Itahari. But they need completely different marketing.

Hotels, Restaurants and Highway Businesses

New hotels show what people expect from Itahari. A Ramada by Wyndham opened here in 2026, and its owner called Itahari a growing commercial and transit hub. A large resort project is also planned.

For businesses that serve travellers, Google Maps is your shop window. A traveller searching “restaurant near me” on the highway sees a map, a few photos and some star ratings. They pick in seconds.

So get these right:

  • A complete Google Business Profile. Correct location pin, opening hours, phone number, menu and real photos.
  • Reviews. Lots of them, and recent. Reply to every one. My guide to getting more Google reviews in Nepal explains how.
  • Clear signals for travellers. Parking, clean toilets, family seating and late hours. Say it in your profile and photos.
  • Short videos for locals. For the weekend crowd from Itahari, Dharan and Biratnagar, reels of your food and space work well.

Real Estate and Housing

A city growing this fast needs homes. Land, plots, houses and apartments are big business in Itahari. So are the businesses around them: furniture, building materials, interior design and home loans.

Real estate is also one of the easiest places to get marketing wrong.

Know the rules before you advertise

In 2017, Nepal stopped land plotting without official permission. Rules introduced since then allow plotting only in certain cases, depending on how land is classified and on the local municipality. Those rules have changed several times.

So before you advertise a plot, confirm it’s approved for plotting. An ad for land you can’t legally sell can cost you far more than the ad itself.

The Advertisement (Regulation) Act also applies. Ads must not be misleading, and they must show the advertiser’s name and address. Claims like “guaranteed price rise” or “road coming soon” need proof.

What good real estate marketing looks like

Buying property is one of the biggest decisions a family makes. Nobody buys land from a clever ad. They buy from someone they trust.

  • Show everything clearly. Location on a map, size in kattha or dhur, road access, ownership documents, distance to schools and the highway.
  • Use real video. A drone shot or a simple walkthrough says more than a rendered image.
  • Be transparent about price. Even a price range filters out people who were never going to buy.
  • Target families abroad. Some buyers are Nepalis working overseas, buying for their families back home. Facebook and Meta ads can reach them in the countries where they work.
  • Follow up properly. Property buyers take weeks or months to decide. A simple system to track leads and follow up matters more than another ad.

Vehicle Showrooms

Itahari has a growing number of vehicle showrooms, many serving buyers across Sunsari and Morang. New brands keep arriving. Recent openings include a Triumph motorcycle showroom in 2025 and a Foton showroom in 2026. Dongfeng also sells electric cars in Itahari.

More showrooms means more competition for the same buyers.

Car and bike buyers research online long before they visit. By the time they walk in, they’ve already narrowed their choice. The showroom that helped them during research usually wins.

  • Show real stock. Models, colours, prices or price ranges, and what’s available now.
  • Make videos. Short walkarounds, feature explainers and test-drive clips. Video marketing does a lot of the selling here.
  • Make test drives easy to book. One tap on WhatsApp or a short form.
  • Explain financing simply. EMI examples help buyers picture the real cost.
  • Follow up. Many buyers visit once and go quiet. A friendly follow-up with a clear offer often brings them back.

New Retail, Cafés and Gyms

In 2021, Bhat-Bhateni opened an Itahari store that its owner called its largest in Nepal. Local traders expected it to draw shoppers from across the region, and even from Bihar.

Cafés, gyms, salons, coaching centres and clothing shops are opening fast. For them, the basics matter most: Google Maps, reviews, Instagram and quick replies.

Itahari also has a large number of schools and colleges. Admission marketing has its own rules, which I cover on my Butwal page.

Stand Out From Biratnagar and Dharan

Itahari sits between Biratnagar and Dharan, both close by. Search results can mix businesses from all three cities.

That means you’re competing with a much bigger pool than you might think. Be very clear about where you are. Mention Itahari and nearby landmarks on your website and Google profile. Ask customers to mention Itahari in their reviews. My local SEO guide explains this in more detail.
